Scope of Work

About the Fairmont Hangar

Located on a 16-acre site in the Columbia Valley—a scenic region in southeastern British Columbia nestled between the Rocky and Purcell Mountains—the new facility at Fairmont Hot Springs Airport marks the area’s most significant aviation development in decades. Purpose-built for private and government aviation use, the 16,145 sq. ft. hangar includes a clearspan aircraft bay, office suites, passenger lounges, and a rooftop balcony. Designed with expansion in mind, the project balances operational capability with a clear architectural identity, reflecting both function and the character of its mountain surroundings.

Project Challenges

🤝 This project stood out not for its difficulties, but for the strength of its collaboration. Working with the client, architect, and general contractor was a smooth, efficient process defined by clear communication and mutual respect. The design team was highly responsive and professional—open to product alternatives and focused on performance without compromising architectural intent. Their forward-thinking approach enabled thoughtful coordination and timely decision-making, resulting in a glazing package that met the project’s functional demands while complementing the building’s overall vision.

Solution & Execution

High-Performance Glazing Systems
Aluprof MB-79N SI was selected for all punched windows and balcony doors, offering strong thermal insulation and durability suited to the airfield’s exposure. The building also features an Aluprof MB-77HS Lift & Slide Door on the first floor, providing wide glazed access with smooth operation and high thermal performance. Both systems were paired with triple-glazed units and low-emissivity coatings for seasonal efficiency.

Curtain Wall Application
MB-SR50N curtain wall was used at the main entrance and for large glazed openings on both levels. These expansive windows open up sweeping views, bringing natural light deep into the interior and giving the building a strong sense of openness. Kawneer 350T thermally broken doors were integrated into the system, meeting safety regulations and ensuring code compliance at key entry points.

Coordinated Design
Shop drawings were developed in close coordination with the architect, with PE-sealed submissions approved on the first pass. Early approvals and streamlined production at the fabrication facility ensured systems were ready ahead of schedule, giving the site team more time to plan and install.

Results & Impact

Comfort and Performance in a Challenging Climate
Triple-glazed units and thermally broken framing help maintain interior comfort year-round, reducing heat loss in winter and solar gain in summer—crucial in the wide temperature swings of the Columbia Valley.

Clear Views and Natural Light
Large-format curtain wall assemblies bring daylight deep into the building while framing panoramic views of the surrounding mountains. The result is a bright, welcoming space that feels both functional and refined.

Smooth Integration with Architectural Vision
The glazing package supports the building’s clean, modern aesthetic without compromising performance. Although based on alternative product selections, the systems were carefully matched to design intent—delivering the required performance while preserving the project’s architectural clarity.
